There’s more to your hotel
than the building.

You see the work that goes into every room. Cost segregation takes a closer look at what makes up the property — and how those costs are treated for depreciation.

01

Inside the rooms

Certain furnishings, fixtures and finishes may be considered separately from the building.

Furniture · fixtures · floor coverings
02

Around the property

Some site improvements may have a different depreciation treatment from the building itself.

Parking areas · landscaping · site work

The bigger picture

A specialist reviews the facts of your property. Your tax adviser helps assess the implications for you.

Property records · specialist review · tax advice

These are examples, not an assessment of your property. Classification and tax consequences require a specialist review.

A closer look.
A clearer next step.

The aim is to understand whether a study is worth exploring for your property. No generic savings promise. Just a relevant introduction.

A small first step.
A proper conversation.

You know your property.
The specialists know what to look for.

Let’s connect the two

A few details about you and your hotel are enough to start. No documents to upload at this stage.

  2. We make the introduction.

With your permission, Hotelupside shares your enquiry with Investor Guide, keeping a record of your introduction.

  3. Explore it with the specialists.

Investor Guide and CSSI handle qualification, advice, pricing and any study. You decide whether to move forward.

A few good questions.

A considered decision starts
with a little clarity.

What is cost segregation, in plain English?

It is an analysis of property costs to identify assets that may be depreciated over shorter periods than the building. It concerns the timing of deductions, not a guaranteed reduction in the property’s cost or a promise of tax savings.

Could it make sense for my hotel or motel?

Possibly. Property details, ownership, acquisition or improvement history and your tax position all matter. Investor Guide and CSSI assess whether a study is appropriate; your tax adviser should help evaluate the tax implications.

Who will I be speaking with?

Hotelupside facilitates the introduction. Investor Guide is our referral partner, and CSSI is the potential study provider. They handle qualification, advice, pricing and delivery. A preliminary call with Hotelupside is not required.

Am I committing to a study?

No. Sending this form requests an introduction. Any study scope, pricing and engagement would be discussed separately with the provider before you decide.

How does Hotelupside get paid?

Hotelupside may receive a referral fee if an introduction leads to a qualifying paid engagement. We do not conduct the study or provide tax advice.

What happens to the information I share?

We store your enquiry privately and use it to handle your request and keep the introduction attributable. With your permission, we share the relevant details with Investor Guide for follow-up about a potential CSSI study. Read our privacy notice for more information.
